STONE COURT CONDOMINIUM DEVELOPMENT 209 Flagg Pl Staten Island
We were hired as Design and Preservation Architect for a new residential condominium development proposed in Todt Hill, Staten Island on the 8-acre landmarked site surrounding the historic mansion of Ernest Flagg, renowned NYC architect of the early 1900s. The project included the design of three luxury four-story apartment buildings and full restoration of the mansion, proposed to be converted to apartments. We conducted extensive historical research on Ernest Flagg's work and the evolution of the mansion. We also participated in several meetings with the Todt Hill community and the Landmarks Preservation Commission to work towards a consensus on how to proceed with the project. Its implementation is currently pending agency approvals.
The planned restoration of the historic mansion is intended to bring the mansion back to its classical Palladian style of 1921. The scope of work includes replacement of wood shake roofs, removal of metal shingles covering original wood shingles, replication of original millwork, replacement of inappropriate corinthian columns with new ionic columns, rebuilding of cracked chimneys and re-mortaring of stonework throughout. The developer plans on demolishing a 1950s catholic seminary addition in order to reconstruct the original west loggia. Site restoration will include recreating the formal gardens surrounding the house including the south french parterre/belvedere and west courtyard reflecting pool north of the loggia.
