CABRINI TERRACE 900 West 190th St Hudson Heights Manhattan
We completed several capital improvement projects at Cabrini Terrace, a luxury Coop building in the Hudson Heights neighborhood of Manhattan, just south of The Met Cloisters. These projects began with Local Law 11 facade repairs and most recently ended in a complete re-landscaping of the building’s grounds.
In collaboration with Billie Cohen Ltd., landscape architect, we successfully redesigned all sitework and landscape elements of their grounds. Our work involved relocating pathways and designing a sinuous ADA-accessible rampway with a new seating area. We installed exterior lighting along all pathways and at the garden areas and designed new translucent, aluminum-framed canopies at the front and rear lobby entrances.
Our firm also designed a new bike room, for which we needed to raise the floor level of a cellar storage room by several feet, eliminating the need for steps to reach the sidewalk grade. A new garbage room with reinforced CMU walls was built into a corner of the building's public garage.
Extensive exterior rehabilitation work at this 16-story building includes a new 20-year NDL torch-applied modified bitumen roofing system at the main roof, garage roof and penthouse terraces, designed in compliance with the NYS Energy Conservation Code. We also did a complete double hung and casement window replacement, overseeing bidding and contractor selection followed by review of shop drawings. For the duration of the installation, we provided full-time inspection and construction administration through to the project’s closeout.
