ANNUNCIATA BETHELL SENIOR CENTER  243 E 204th St  Norwood  Bronx
Patricia Burlace, Director/Bedford Park Multi-Service Center for Seniors:
"Ivan Brice worked incredibly hard to deliver a carefully detailed project, on time and on budget. Everyone loves our new building!"
Funded by the NYC Department for the Aging, this project involved the complete transformation of a 6,500 SF supermarket building into a senior center serving noontime meals to over 100 seniors. The center also provides a myriad of activities such as arts and crafts, billiards, dance and exercise, and computer instruction. The bend in the 204th street facade is carried into the interior geometry with a funnel-shaped lobby and trapezoidal dining room at the first floor level. The interior space is designed for long term service, durability and ease of maintenance, with such features as porcelain tile and solid vinyl floors, a between-floor waterproofing membrane, acoustically-textured cementitious ceilings, and protective rubber chair rails throughout. A commercial kitchen was laid out and equipped to meet the dietary guidelines set out by the agency's supervisory chef. Exterior work involved a new roof that required rebuilding metal decking on the new steel truss roof structure and incorporating several north-facing roof monitors to flood the dining room with natural light. We also implemented a new custom metal-panel façade with a cantilevered marquee and an ADA-compliant ramp at the entrance. Careful budgeting, shop drawings, project meetings, and regular site visits allowed us to maintain high quality control during construction.
