RIVERBAY CORPORATION/CO-OP CITY  Bronx  NY
Our office was awarded the A/E contract for the world’s largest window replacement project: a 5-year, $57 million project replacing 148,000 windows and balcony doors in 15,372 residential units. Built in 1971, Co-op City is comprised of 35 high-rise buildings and seven clusters of townhouses, making it the largest residential development in the U.S. The existing windows original to the building presented multiple deficiencies directly affecting shareholders. The drafty, single-pane windows had very poor energy efficiency and transmitted noise from the surrounding highways. We prepared drawings and specifications, and were responsible to oversee the bidding process and quality control of the product's manufacturing. We installed HC-45 double hung windows at the apartment units, designed to comply with NY State Energy Code. For four large community centers, we replaced all multipane outswing hopper windows and double-hung windows. 

Our firm inspected all installations full-time, while maintaining an on-site office staffed by a full-time construction coordinator and a team of inspectors for the five year duration of the project. Project meetings were held every other week with client & tenant representatives and the contractor’s supervisory team. Two field tests were made at the factory and on site for every building by an AAMA-certified testing company. Our 3-person inspection team checked every window before, during, and following installation, with all punchlist items signed off before leaving each apartment.
