Our office was hired to prepare a comprehensive conditions report that helped establish the Coop Board's strategic priorities and budgeting for the repair and restoration of this historic apartment building in Harlem. The project scope consisted of stabilization, pinning and replacement of the front facade's ornamental stonework, pointing and brick replacement, and roof replacement. The entirety of the stone ornamentation at the second floor level was replaced due to the internal corrosion of steel lintels and unsafe displacement and cracking of the carved stones. The parapets were fully restored with new counterflashings in advance of installing a polyiso-insulated, modified bitumen roof carrying a 20-year NDL type warranty. The rear parapets and stair bulkheads were made watertight with weathered copper standing seam cladding.
