Our firm has completed a number of projects for this building located at the heart of Soho between Prince and Houston Street. Our work includes a complete wood window replacement and extensive repairs to the front exterior facade, all in compliance with Landmarks review and approval.
To comply with the NYC Dept. of Buildings Facade Safety Inspection Program, we replaced the previously leaning, spalled stucco parapet with a new steel dowel-reinforced brick parapet braced back to the roof structure with a thru-wall waterproofing membrane. We restored all deteriorated ornamental stonework using specially formulated repair mortars and replaced the most severely deteriorated components with newly-cast replicas.
The owner converted this former manufacturing building into residential lofts with ground floor retail. We re-engineered the first floor to accommodate the structural and mechanical requirements of this conversion. We also reconfigured egress from the first floor and basement with a new fire-separated stair and egress corridor serving these new uses. Most recently, our office is overseeing the rebuilding of the reinforced concrete elevator pit and installing a new steel-framed shaftway and bulkhead to accommodate a new hydraulic elevator system.
