37-06 82nd ST Jackson Heights Historic District Queens
This NYC-landmarked Tudor Revival style building from the 1930s is the centerpiece of the Jackson Heights commercial area, occupied by several legal and medical offices that serve the neighborhood. After a piece of rotted wood fell to the street, we were hired to survey and then prepare the necessary specifications and drawings for a thorough facade restoration including window replacement.
For window replacement, we fully documented the original steel casements and researched various options to replace with wood, steel or aluminum casement units. We evaluated using criteria of thermal performance, aesthetics, durability and cost. Careful consideration to these factors as well as daylight opening area and muntin detailing resulted in timely approval by the Landmarks Commission, allowing for installation to proceed without delay.
We replaced all deteriorated cement stucco and rotted half-timbering. All flat roof areas, copper flashings, copper gutters and leaders were in need of replacement. Brick parapets at the corners were bulged and a good many pieces of stone ornamentation were cracked and unstable, needing to be replicated and rebuilt, with appropriate design and detailing for structural reinforcement and internal waterproofing.
